Bedrock has been a long-standing supporter of downtown Detroit. The real estate developer has reaffirmed its support for the city this week by announcing plans to build a sprawling mixed-use development in downtown Detroit. Bedrock this week unveiled the preliminary plans for the Development at Cadillac Square, a 1.5-million-square-foot mixed-use development that will be located between Monroe and Randolph streets in downtown Detroit. The development will be adjacent to Campus Martius Park, and Cadillac Square.
The Development at Cadillac Square will provide a mix of residential, office, meeting, and restaurant space in this area of downtown. It will also connect Detroit’s Central Business District to its surrounding neighborhoods.
“The Development at Cadillac Square taps into the potential of a centrally located footprint to further ignite downtown’s offerings,” stated Kofi Bonner (chief executive officer at Bedrock), in a statement. We will continue to position Detroit, which is an energetic city, by enhancing accessibility, options, and connectivity. This ultimately benefits the wider community and creates a vibrant center for today and into the future.
The new development will include the following plans:
230,000 square feet of multifamily space including 250-280 new residential units
90,000 square feet are available for a market, grocer, restaurant, or other retail purposes.
More than 60,000 square feet of entertainment, including the National Theatre
Parking spaces from 1,500 to 1,800
400,000 square feet of Class A office space
Bedrock will preserve as part of the development the facade of National Theater, which opened in 1911 to perform vaudeville. It is the only building that remains from Detroit’s original theater district. Bedrock will be the theater’s façade to serve as the gateway into a modern music and performance venue.
As is to be expected for such a large development, the Development at Cadillac Square would be done in three phases. The first phase of development is expected to start in September next year, following the 2024 NFL Draft, which will bring thousands to Detroit. Construction of the second phase will start in October 2026. Work on the third phase will begin in January 2028.
The Monroe Street Midway will continue to be a part of the space’s programming and activations prior to construction. The Midway has been a downtown attraction for two years. It introduced many firsts in the Central Business District, including a drive-in movie theatre, roller rink, and winter bumper cars.
The Midway also helps to attract more that 150,000 people to the city centre. The Midway will be back with free events this spring, including mini-golf, roller skating, and artwork by local Detroit artists.
The Development at Cadillac Square, already a vibrant residential area, will increase live-work-play opportunities and enhance the growing entertainment, dining, and retail scene, Bedrock stated.
