CRG, the national real estate development and investment firm, today announced it has executed a full-building, 1,033,450-square-foot lease at The Cubes at Country Club Hills, a speculatively developed industrial facility located near the intersection of Interstates 57 and 80 in Country Club Hills, Illinois. The lease was executed in January and is the largest in the south suburban area in the past 12 month. It covers a 70-acre site with 1,000 feet of interstate frontage. It also has access to Interstates 57/80. The Cubes in Country Club Hills are located approximately 27 miles from Downtown Chicago. They are also 40 miles from O’Hare International Airport, 17 miles from Midway International Airport, and 27 miles from downtown Chicago. The area is easily accessible and attracts workers from Chicago, Indiana, the south and southwest suburbs and neighboring Indiana.
The facility features building specifications that are associated with CRG’s nationally-recognized industrial brand, The Cubes. It has 40-foot clear heights and a cross-dock layout. There are 239 trailer stalls, one-way docks, 4 drive-in doors, and 212 parking spaces. Other tenant improvements include new office space, dock locks, and battery-charging zones.
Country Club Hills is CRG’s first industrial development under The Cubes brand in the Chicago area. It also marks the first investment by U.S. Investments. Logistics Fund II (USLF II). The fund, which closed in June 2022, successfully raised $300 million and, including debt, is expected to invest over $1.5 billion in newly developed e-commerce, logistics and manufacturing facilities across high-growth, high-barrier-to-entry industrial markets over the next two years.
The Country Club Hills project, like many Cubes-branded developments was designed by CRG’s integrated partner, Lamar Johnson Collaborative. Clayco served as the general contractor. CRG exceeded its goal to have 26% minority-owned suppliers and subcontractors.
CRG has completed 53 million square feet of Cubes projects in the U.S., including the Cubes in French Lake, which is the largest speculative industrial facility in Minnesota. There are also multiple projects near Columbus, Ohio. These include The Cubes in Rickenbacker, which is a 320,000-square foot warehouse, and The Cubes in Etna 70, an industrial park covering 289 acres that is home to a Kohl’s distribution center measuring 1.2 million square feet. CRG continues to look for investment opportunities in high-density areas that are vital to supply chains.
