Park 39, Midtown Kansas City’s newest mixed-use development, is currently under construction. This development is located around the former Westport Middle School and High School campuses at 39th & McGee. It will soon be home to a community that can live and work on the 16-acre Park 39 campus, which is easily accessible to many parks and entertainment areas.
The Residences at Park 39 will be the jewel of the $250 million development. This 138-unit apartment community is located inside the former Westport High School.
The original brick-and stone facade, front entry, and other aesthetics of this historic 1908 building are being preserved. Original hardwood floors and ceramic tiles are also being restored. To frame the beautiful views of the surrounding area, skylights have been updated and large windows added to the building’s perimeter.
The Residences will offer flexible work areas, a gym and mailroom, a library, and a auditorium that can be transformed into modules. Residents will also have easy access to more 80 acres of greenspace, trails, and parks nearby.
Individual residences will feature open floor plans with high ceilings, stunning views, and finishes that offer modern kitchens, bathrooms, and living areas.
Each unit will be equipped with a washer-dryer. The units will be 400 to 1,600 square feet in size, with monthly rents ranging from $950 to $2,000 and expected monthly rents of $950 to $2,000. Smart technology and state of the art electrical, mechanical, and plumbing systems will be part of the building’s new infrastructure.
The Park 39 Residences will be the heart of the larger Park 39 campus. It will be attractive to artists and doctors as well as other Midtown residents. Many of the buildings will have commercial space that will attract retail, office, and restaurant tenants.
The Park 39 campus’ commercial spaces will offer a variety of options for traditional and hybrid work models. They are also available to visionary and fledgling entrepreneurs.
Two plates of commercial space measuring 10,000 square feet are available south of The Residences. To the north, there is more than 163,000 sqft of office space available in the seven-story Plexpod, Park 39, which was formerly the Westport Middle School. Flexible leasing options are also available. A 3,500-square-foot conference centre houses a full-service restaurant.
A 3,500-square foot building is available at Warwick Boulevard and 39th Street for retail. A 1.5-acre lot at 39th Street, McGee Street, will be developed in a later stage or as a Build to-Suit.

Chip Walsh from Mercier Street co-manage the Park 39 development as well as the construction project at The Residences.
The Residences will be completed in the Fall 2023. It will offer its tenants a unique environment to customize their lives, work, and play experiences in Midtown’s new vertical living space.
Park 39 demonstrates the Kansas City spirit of celebrating history and architecture. It repurposes a landmark that will be a part of the city’s landscape for many years to come. This is a common goal of many, including Burns & McDonnell and Ryan, HP Development Partners 2, Brain Group and Mercier Street.
